Preparation can often be the difference between a successful or a dreadful open house. You'll want to work with your RealtorĀ® to ensure these are done (or contact

- Follow the tips from
Preparing your Home for Sale. This will ensure you are starting with the best view possible of your home.
- Create a pleasant aroma. Baking cookies works great for this (plus you now have refreshments to serve to guests!) Scented candles, potpourri, plug-in air fresheners, etc. all work well, too.
- Add a splash of color - put vases of fresh flowers throughout the house.
- Pleasant background music is a nice touch.
- Advertise your open house, at least locally. You'd be surprised how many of your neighbors have been wanting to see what you've done with the place - and some of them may know of someone in the market to buy.
- Have your guests register in a guestbook. This will help you track your volume, and you can contact your guests for feedback.
- Leave the premises. We know this is the hardest to do, but prospective buyers can feel nervous when then think you're looking over their shoulder. It's best to leave the open house duties to a professional.
