Making your home look as nice as possible may seem obvious. Apparently, it's not, because many sellers don't do much beyond vacuuming the living room rug and maybe cleaning the ring off the bathtub. The quality of the house for sale will be the number one determinant in whether or not it sells. Here are some simple, inexpensive things you can do before you put your home on the market which will help your house sell more quickly, and for a higher price:

Curb appeal / Front yard landscaping
  • Sweep the sidewalk, mow the lawn, prune the bushes, weed the garden and clean debris from the yard.
  • Clean the windows and make sure the paint is not chipped or flaking. Touch up paint / stucco where needed.
Functional items
  • Be sure that the doorbell works.
  • Fix loose doorknobs. Oil squeaky hinges.
  • Replace any burnt out light bulbs.
  • Fix / replace any leaky faucets and frayed cords.

Interior
  • Clean and make attractive all rooms, furnishings, floors, walls and ceilings. It's especially important that the bathroom and kitchen are spotless. You can even apply a fresh coat of caulking to the tub if you can't get all the mold & mildew cleaned up.
  • Remove all clutter (stacks of papers on the kitchen counter, craft projects, etc.)
  • Put a new filter in the air intake. (for a really nice touch, dust the air conditioning vents.)
  • Organize closets, offices.
  • Make sure the basic appliances and fixtures work.
  • Remove some of your family photos from the walls, and replace them with more generic pictures. Prospective buyers will have an easier time imagining themselves in your home if they don't see you everywhere they look.
  • Remove and store any furniture which overcrowds a room. You want your rooms to look spacious, not too cramped to hold your furniture.
  • Ensure that the house smells good: potpourri, plug-in air fresheners are good ideas. Hide the kitty litter.
